Last Sunday I stopped by 322 Chestnut to visit Coldwell Banker’s Linda Martin, who was hosting the first public open house at the home, which is listed for sale at $3.695M after a significant price cut.
I’d previously been in the home, which was built by developer Michael Hughes, but thought I’d have some fun with Linda over the home’s recent award from Unique Homes in the magazine’s Ultimate Kitchen Contest..
The pretense: the kitchen might be “ultimate” by the standards of the typical North Shore buyer but wouldn’t meet my mythical Uncle Johnny’s minimal standards – no kegger, no hooks to hang and skin a deer, and so on. I sprung this on Linda, and she was quick on her feet with her responses.
Two other Hughes-built homes are also currently for sale in Winnetka, at 339 Linden St, ($3.299M) and 446 Linden St ($1.599M).

Each high-rise has its own personality, says Prudential Rubloff agent Francesca Rose. 600 North Fairbanks, for example, is sleek and artsy, she says, whereas the MCL Companies' new ParkView Condominiums tower at 505 N McClurg Ct is a "high-energy" building. Francesca and Joe Zekas talked about ParkView's personality during a Streeterville tour last fall.

Early on in their tour of Lake Point Tower, Joe Zekas and Realtors Francesca Rose and Jean Ward looked around the building's newly renovated lobby. The entry spaces and elevator reception areas feature new travertine walls, waterfalls, furniture, and decorations.
Manning the front desk that day were Kevin and Al, two veteran doormen who have decades of experience at Lake Point Tower under their belts.

Several agents in recent weeks have told us that proper staging is vital to selling a home in this market. Several weeks ago, Joe Zekas and Prudential Rubloff agent Francesca Rose shot video of a resale at ParkView Condominiums, 505 N McClurg Ct, prior to its being staged. The transformation, as you can see in the "before" video above and the "after" video below, is striking: A relatively unappealing unit has become comfortable and inviting.
In the "after" video, Kim Baker and Karen Fike of Chicago Home Staging talk about the importance of color and the paradox of how adding furnishings can make an empty space feel larger.

Joe Zekas recently joined Jean Ward of Chicago Lakefront Properties and Francesca Rose of Prudential Rubloff for a walk through several homes at Lake Point Tower, 505 N Lake Shore Dr.
Weighing in at 4,500 square feet and $1,895,000, unit #4610 is the largest and highest-priced home currently for sale at Lake Point Tower. The basics, however, don't clue you in to the spectacular wraparound views from the sprawling living areas of this unit.
